Why Terrigal Homes Need More Care Than Most
Living this close to the ocean is hard on a house. Salt spray lifts off the surf at Terrigal Beach and rides the north-easterly sea breezes up the hill, settling on walls, windows, balcony tiles and anything made of metal. Homes on the higher streets catch it too, often on more than one side.
On its own, salt looks like a dull, gritty film. The bigger problem is what it does next. Salt draws moisture out of the air, so a salty wall stays damp for longer after every humid night and sea mist. Shaded walls and the undersides of eaves and balconies, which rain never rinses, stay damp the longest. That is where coastal mould takes hold.
Left alone, the two work on a home together. Paint chalks and fades, render stains, brickwork develops a white salt crust, and balcony tiles and outdoor stairs turn slippery. Glass balustrades lose their clarity, and stainless steel fittings start to show brown tea staining.
Something we see regularly is a beachside home repainted without a proper wash first. Salt trapped under fresh paint stops it bonding, and the new finish starts lifting far sooner than it should. A soft wash before painting costs a fraction of a repaint and protects the money you are about to spend.
